1. DECIDE TO SELL YOUR HOME

2. WORKING WITH BEN
Selling your home requires careful consideration of many important factors. Working with a knowledgeable real estate agent can resolve any uncertainties you have about the process and alleviate your stress. During our initial meeting, I’m here to answer any questions you may have about the process and put your mind at ease. To ensure I’m the right fit for you, I suggest making a list of your expectations and questions beforehand. Remember, there is no commitment required for the initial meeting, please don’t feel any pressure during the process.
3. HOME EVLUATION AND PRICING
It’s time to establish the asking price for your property. I will walk through the property with you, offer insights, provide an expert market evaluation and be transparent about your home’s value. Pricing is one of the most critical steps in selling your home, and having a professional guide you in this area is essential.
4. PREPARE YOUR HOME FOR SALE
I recommend trying to detach and view your property through the eyes of the buyer, asking yourself what you would expect. The structural integrity of the property will be closely scrutinized by the buyer, including aspects such as the roof, foundation, windows, grading, electrical system, plumbing, HVAC, etc. Go through the entire property and ensure everything is in working order. Buyers almost always require a home inspection. Going through the house top to bottom will alleviate any surprises for you and your buyer. The next step is to perform a deep clean, declutter, and possibly rearrange furniture to create an inviting space. I am here to provide insights, recommend certain upgrades and staging services if needed. A clean and organized home always presents better and increase your chance of receiving favorable offers.
5. LIST IT FOR SALE
Once everything is in place, your property will be listed on the open market on your chosen date. In today’s digital age, your home’s initial showing takes place online. When you list with me, professional photos and videos are included. Your property will be featured on the Winnipeg Regional Real Estate Board’s MLS® System, relevant real estate websites, platforms, and social media, ensuring a captivating digital presentation where buyers are actively searching. Additionally, we will employ traditional methods such as placing a sign on the property, utilizing word of mouth, and contacting all agents and brokers in my database who may have potential buyers. By combining contemporary digital strategies with traditional methods, we will cover all avenues and maximize your chances of securing the highest possible price.
6. SHOWINGS AND OPEN HOUSES
Your home is now ready for showings. I recommend keeping it clean and prepared for showings at all times. I will coordinate all showings promptly, ensuring they align with your schedule. Potential buyers may request showings on short notice, and it’s advisable to accommodate these requests. It could be an out-of-town buyer who just discovered your listing and is ready to purchase that day. I understand that this can be stressful and require effort, but remember that your ultimate goal is to maximize exposure for your home and secure the highest possible price. If you opt for an open house, we will schedule it for the first weekend after the listing date and implement a marketing plan to ensure maximum exposure.
7. OFFERS AND NEGOTIATIONS
Congratulations! You’ve received an offer. The next step is to present and review it. This is why having an agent you trust, who has your best interests in mind, is essential. You need to trust your agent to negotiate on your behalf and secure the most favorable terms. The process can sometimes be time-consuming and emotionally draining, especially if you’ve received offers that don’t excite you. Let me take care of it, handle the heavy lifting, and secure the most favorable terms for you.
8. UNDER CONTRACT
At this stage, you have accepted an offer and agreed to the terms and conditions outlined in the contract. Although we have accepted an offer it does not necessarily mean that the deal is firm yet. Which brings us to the next step.
9. THE CONDITIONAL PHASE
You’re nearing the finish line! Once the agreement of purchase and sale is accepted and signed by all parties, the conditional phase begins. The buyers will have a pre-determined amount of time to satisfy conditions such as home inspection, financing, etc. The date the conditions are removed, you now have a firm and binding contract. Congratulations, your property is SOLD!
10. CLOSING
This is the date of transfer of funds and ownership that was agreed upon in your binding contract often known as possession date. Ensure you are packed up and have the house clean and ready by this date. It’s now time to move on to the next chapter in your life!
